Another idea is to buy the tenant a gift card to one of the local restaurants that have recently opened so she can enjoy a nice dinner while you conduct an open house style showing.  

I look for undervalued or distressed deals where I can buy under market value, but still enjoy the relative stability of the tenant base in the area.

We are in NorthEast Los Angeles so this seems like an area we would like to enjoy and airbnb - we haven't done any STRs so it would be our first, with the hopes that we would also enjoy it as a family while our kids are still at home with us.  

Here's a bit of irony for you to enjoy.

Much of my job also focusing on problem solving, which I also enjoy just as much.
