how much spend on the original investmentIf this were my deal I'd be using the numbers above to compare the Net Present Value of the original investment with a positive cash flow of $3286.69/month against the refinanced deal w/ $560087 in the bank plus -$984/month negative cash flow.

Compared to US persons, there are additional filing requirements on foreign-owned LLC since 2016, and the death tax starts above 60k instead of above 11m.I am definitely not a CPA, but I guess you need to know what the questions are to determine if a CPA is right for you.

Advantages: you can scale, the building qualifies for the loan, numbers work better, the building is treated as a business and valued by the NOI instead of being valued by the comparable in the area.Disadvantages/Things you need to be aware of:  If you have never done a commercial deal before usually a little harder to get financing so I would talk with a loan broker instead of going to individual banks.
