I agree that you have to get out and talk to investors , mentors , property management companies , start walking properties so you have a better idea of what properties should be trading at and what operation cost should be for the property size you are looking at.

He's still around after years, but that is his reputation.There's been huge public company models built on this concept, but all they seem good at is loosing investors hard earned money.
