Cash flow isn’t great (~250/mo) so I’d like to get an estimate on what the place is worth and likely proceed to do a 1031 into something with a bit more cash flow (ideally a 2-4 unit) down in the Norfolk/Virginia Beach area.I have a property manager but I’m not thrilled with them so I’d like a recommendation from the BP community for a good real estate agent in the area.Thanks everyone!

I recently found a house in an area I’ve been looking... it’s a beach community where you have million dollar homes and $350k homes (some have waterfront views, others are bungalows).

And even then, I am only grabbing the distressed properties so I am buying 10-15% below the current market prices in that community as a result of a short sale or foreclosure.

My partner and I are looking at one in Houston with the expenses and deductions totaling ~45% of the gross potential rent of the property:That includes 10% for vacancy allowance15% for planned and unplanned maintenance (lawn, CAM, repair allowance)7% for property management12% for Taxes and InsurancePosted deals often excluded expenses, so I want to ask the BP community for wisdom.Questions: To the experienced eye out there, how does those expense %’s look?

Trust the numbers and don't force them.In similar situations I let it go, tell the seller my last offer stands then let it sit for another month or six weeks before sending them a revised offer and re-engaging with them.Good luck, trust the numbers, they won't lead you astray but your emotions will.
