Income, minus expected vacancy loss / commissions / incentives = net income.Expenses: look at historicals actually spent (and suspiciously missing expenses you would anticipate).

If you don't have the money for a deal find the deal and sell it to someone who does and earn a commission from that to build cash.

It costs less than an appraisal (which I would spring for if you have the funds and honest intent to price it right) and is paid by a flat fee, not a commission.

The seller only has a contract with the listing agent....that listing agreement usually details a split with a buyer agent in the event the listing brokerage collects a commission under a seller default.

I suspect the broker is in the same boat.In FL, if the EM is held by the Brokerage (which I always recommend for this reason) they can get a decision from the real estate commission by asking for an Escrow Dispute Resolution.....after submitting any information the parties wish to submit.

That's all wholesaling is, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.
