Eric, thanks...that’s my concern... definitely don’t want to be in violation of fair housing, but from what I see on the HUD website, it doesn’t specifically spell out my reason  for  requiring higher monthly rent/deposit: The Fair Housing ActThe Fair Housing Act prohibits discrimination in housing because of:• Race or color• National Origin• Religion• Sex• Familial status (including children under the age of 18 living withparents or legal custodians; pregnant women and people securingcustody of children under 18)• Disability Nine people certainly equates to more wear and tear on the property and as much as I am all for “ The more the merrier”  I want to make sure that the tenant would be held responsible by having more skin in the game to compensate for the added wear and tear of such a large crew.

It has electric but no plumbing and it is attached to 116 at the roof line and the electric is also joined to 116. 114 is also bundled into the lease for 116.116   is a approximate 1100 Square foot Double wide trailer that is permanently mounted onto a concrete block foundation. 116 has a concrete driveway that is also a boat ramp that goes into the canal that leads to Sound. 116 has had many renovations done.

It is likely too late at this point, but for future reference, it would be much better to lose the popcorn ceilings and do a smooth skim coat or even a light texture on the drywall for the ceilings.I'm not a fan of the yellowish looking paint (although it may be nicer in person than on screen/photos) and the two colors in the bedroom don't flow well.
