April 1st is going to be an interesting day indeed.

The requirement is that you have to be an owner occupant for 2 out of the previous 5 years before you sold it.If your duplex is in a steadily appreciating area and you are open to selling it, you could live in it for two years, move out and have three years to sell the property to take advantage of this. 

This guy apparently continually updates it, so it could be an invaluable resource to anyone who experiences financial burden due to job loss, reduction in hours/income, etc.

Not sure on cost yet, it'll be lumped in with the rest of the rehab and I'm the GC but I'm guessing it'll be an extra $8k or so (my cost).

If you shop around lenders, that may be an option, and depending on rates/PMI/points may actually be cheaper than borrowing from a friend/family member.

Moving would be an inconvenience more than anything, but I have gained some equity in the home
