What I would do is have something in writing as part of the offer that my bid is based on the systems in working order (or some estimated life span left)We will spend $30k to inspect them all and if any are deemed required to be replaced we will credit X at closing.

I close at 1:9.

Usually this time of the years things slow down and inventory isn't flying off the shelf if you know what I mean, but for two different clients I wrote two offers at asking price close in a week cash offers and they passed them up!?

So we’re closing 1/20 people we talk to?

I'm wondering if anyone has been successful at closing with this type of loan product and if so, what factors (credit/DTI/reserves, etc) were required for you to be approved?

Being honest though the extra 20% back into my pocket wouldn’t even come close to breaking even though obviously. 

Pay close attention as to whether your lease has auto-renewal provisions or provisions that put it to month to month.
