If a property is not clean and move in ready when you close escrow, you will have down time where can not earn any rent or even show the property until it is ready.

A property can look clean and well maintained but still have high repair costs and capital expense costs when old systems and appliances break down.Are the tenants current on the rent?

Unfortunately, there still doesn't seem to be a proven method for getting good historical rents other than PMs.And I say historical in the sense that it goes back one year.

I think as long as people agree to not smoke inside and clean up the cigarettes after themselves then there should be no issue.This is really a personal preference.

I do have a third method being cash out refi the property that was renovated, however I am a bit hesitant on this one because I do want to wait another 2 years for a shopping center to be built to be able to get a better appraisal.I'm sure for people who have been in the game for a while, something like this has occurred before.

It is important to mention that the condition of duplexes and house are good, very clean.
