Your property has dropped in value over the last two years?

Hello,I am interested in starting my adventure in purchasing properties.

I am a lender in the area and we require it on all properties.

In my network I've reached out to a RE friend of mine and she has a investor end buyer that is interested in my deal which consists of 3 properties as a package deal from the seller i.e the seller does not want to sell just 1 of the properties it must be all 3 of them which are cash flowing rentals.My question is my RE friend has to legally transact the deal on a "CAR" purchase agreement.

I must choose between incurring substantial management fees each year or self-managing the property as I originally intended, but without the security that a deposit typically provides.In curious if anyone knows what my legal options would be here.

Looking into the Lake Geneva (Wisconsin) area for a STR/AirBnB property.  

When I sold some lesser properties during recent market high of end of 2021/beginning of 2022 I chose to pay the cap gains.

A lot of DSCR lenders are technically POF lenders as they only qualify on 4 things: 1) valid driver's license 2) FICO score 3) rent is more than the PITI of the proposed property and 4) proof of funds for the down payment and closing costs and reserves.

My question is does this wooden retention wall constructed for the city catch basin rain drainage water not to enter into the property or does the retention wall support the foundation of a building which is around 20 feet away.
