Gary Keller has been talking about "buyer's fatigue" - people getting tired of chasing after the market or are worried if they sell their house, will they find a suitable upgrade?

The idea is over time you will end up no worse off than actively chasing gains, and by lowering your expense ratios with unmanaged funds can often end up ahead.

Chase wouldn't open bank accounts in the name of the cells and we couldn't find a local TN bank who would set this up for us living out of state.

So the cash-flow is there, the cap is low, but you may have to chase your rents and have high turnover.
