He explains what he thinks is going on with relation to the market e.g. it is still trending down so if we float the rate you may save a bit more (saved me another 1/8 or quarter...I don't remember), and he helps with docs/forms etc. so I don't have to go hunt for what he can find.

Add to that the trend of migrations to early ring suburbs (read move out of urban core to get space, but still want to be able to walk to a couple restaurants and coffee shop), and you are placing a lot demand in typically fully developed areas.

@Roberto Collazo If you are analyzing markets, look for markets for the following to best protect your investment:Population growth, job growth, job diversification, income growth, affordable housing (yet increasing), affordable rents (yet increasing), crime stable or trending down, favorable taxes, favorable landlord tenant laws.As you can see, LA misses the marker on a few of those boxes.
