I've been living in WA State for a year and have been learning my local market (I live about 45 min northwest of Tacoma on the Kitsap peninsula) while saving to buy my first property.The high home prices and high interest rates are making it challenging to find good deals.

I aim to utilize other people's money to invest wisely in buy-and-hold multifamily properties.

Unfortunately, Real Estate is not like Stocks where you can buy it, set it and forget it.

Over the years I'd continue to like to buy more house hacks, get my RE license and (depending on the market) acquire a few duplexes/multi-families all on a slow but consistent basis. 

I'm interested in buying single family (even though I hate this idea at a young age) because of the appreciation and low multifamily volume.

Do not buy on Zillow etc. 

You're looking to buy an investment property, not a "home."

You could connect with those who have investor clients by looking for sold flips on the market and calling the listing agent or the buying agent if it's a fixer-upper.
