Thank you for hanging in there with me,  now for the Q- a few investors I have spoken to asked why not sell my primary home instead and use all the cash to buy a bigger investment property with higher yield.

So a property with an improvement value (excludes the value of land) of $27.5 million would yield $1 million in depreciation ($27.5 million value/27.5 years) every year for the next 27.5 years.That’s straight-line depreciation and it’s a great benefit.

They are still high yielding and possible to do these days.

Are you see the 6-10% preferred based on cash yield or IRR? 

Short term vision is important, but this is a long game and you can always pick up properties on the side when the market is down to boost your portfolio and monthly cashflow to accelerate your processes. 

That’s a pretty great question..I would think so..but a lender would be a slightly better resource for this so posting and answer to hopefully help boost you question and get you more responses. 

its really time for cash deals. but for cash deals yield needs to be good

you get there with points and note rate.. if you charge 2 points for a 12 month loan and it pays off in 6 months your yield just went up.  

Assuming It does appraise for 700k, a cash out refi could provide a little 50k boost to pay off some of the high interest debt.
