Hi,I have been looking into rental arbitrage as a way to boost short term cash flow with the ultimate goal of help with acquiring long term buy and hold properties.

Coupled with not being licensed it creates an aggressive mentality towards representing a deal better than it really is.

I run a $50M+ portfolio & if it didn't boost sales it wouldn't even be worth the hassle.Think about it your 9% is what $60-$90 per month?

I got that never settled, always looking for more mentality, so i'm trying to learn every avenue firsthand.

One will show up and you want to be prepared financially and mentally when it does. 

However not being educated on this matter can cause you to waste a lot of mental and emotional capital when looking for homes.

I have some ambitions that some might consider lofty, but I've finally snapped out of the rat race mentality, and did so at the ripe age of 39...

You'd better believe that I will be there EVERY single time, mentally present, and engaged. 

As the money is made on the buy, finding a good value is key and not getting sucked into the "I need a deal" mentality that often pushes people past economic sense or scope of work on their reno budgets.

The city refuses to cooperate with Airbnb to collect the 9% hotel occupancy tax at the booking so those that follow the rules have to compete with 9000 other listings that aren't and because they aren't, get an additional 9% revenue boost by not paying tax due lax enforcement policies.Hope that helps.
