I would just do your diligence to ensure you are set up correctly from the start.  

Take the car at the great price with the trash loan, ensure only it has no early payoff penalty or crazy startup fees (just have them bake ALL costs into APR).

Having all documents signed by all parties also ensures an easier process for you, the landlord, should a tenant claim they had no idea.

What do people recommend as a daily action/commitment to ensure this happens and set myself up for the greatest success?

I have to gauge a few other things and am looking to get paperwork from the HOA there first to ensure that there aren't any restrictions to renting out the additional bedrooms or if there is a minimum owner occupancy time.

At the very least make sure you are looking up reviews specifically from owners to see what they have to say to ensure you are getting in a long term contract with a reputable company.   

This ensures that you will move away from your rental and will depend on property managers to look after your largest asset.
