If you plan on holding the property for long term, you should make sure you have a lender lined up that will refi into a conventional mortgage so you're not stuck paying hard money interest only.

If it's 5+ I'll look at the are cap rate and ensure the price falls in line with that. --- For this, I use a combination of MLS, Zillow, Redfin, Loopnet, home value estimators.
