Alignment of interests: HAs the sponsor properly conveyed the risk in investing in real estate?

I remember him mentioning it multiple times in the podcast, but I can't remember the specific book, can anyone help me out here?

To add to what @Jonathan Greene wrote:1) Understanding the local market, so you know what Neighborhood Class your building is located in, what Class your Building is (condition & amenities), and what corresponding class of tenants will be attracted.2) Using all this data to properly set your expectations and a realistic ROI.3) How to better screen prospective tenants, including catching fraud, so your property performs better.

Hey everyone looking to get started investing in Alberta or really anywhere, I've got just the thing for you.

House hacking is perhaps the best way to get to cashflow other than buying off market (most likely finding the lead yourself) and doing a ton of work to get it rent ready, which is obviously cash intensive and time intensive.

It seems like it could work great in this scenario as long as the numbers work.  

OR Stick to her renting for a couple months and begin renovating in Feb then put it on the market asap?
