They would be better poised to run a STR if it's in their same town.I have 23 STRs in this town, 83 beds, 37 bathrooms. 

I think supply is finally catching up to demand, and going to affect the artificial market we have had. just today I got an appraisal back that was extremely low. there have been other instances of appraisals coming in low on other properties as well. makes you wonder if its the market, or the banks and appraisers in bed with one another.this will be interesting to watch.

Hoping to hear some thoughts from the community.Quick background and slight twist:  I currently own a 2 bed, 2.5 bath townhouse in NJ. 

(I.e. a 3 bed 2 bath rent each room out to a woman for 500/mo.

Under this are some sub-bullets, which include, "Failure of tenant to regularly clean and maintain acceptable living standards" and "Vermin/insects on property due to negligence, poor hygiene, or detrimental conditions by tenant."

I just look at the local motels and see how much they charge for a room with 2 beds for a week. 

Since we are new to this And we have learned a lot from this deal I'm trying to see if other investors think that this is a bed deal.
