It is important to not be late as new lates have the biggest neggative impact on your credit and yes we can remove neggative information such as lates, bk's collections and chargeoffs bt there is a process and there is no magic eraser that just wipes out your bad credit.

He is a pretty good whole seller about 3 to 4 deals monthly with 5 years experiencebut, i don't know if its the correct thing to use because when i run my numbers his MAOs are always much lower then my MAOs. now he also stated that the area matters the type of area matters the standard nice house in a nice neighborhood your formula would be ARV X 70%- repairs= MAO - Profit margin= cash offernice house in bad area ARV x 65%- repairs = MAONice house in WAR Zone ARV x 60%- repairs=MAO what do u thing about these?

This usually means, they are put it escrow by the bank or a certified check is provided.Another way to accomplish the same thing is cash or money order.The idea is to prevent a bounced check (known as Non-Sufficient Funds or NSF).The importance is to keep a tenant from giving you a bad check and then moving in.

Single family houses are generally the most forgiving for a lot of reasons and therefore I always recommend starting with a few of those.You do NOT want to BUY BIG; lose all your capital; gain a bad reputation; and be forced into bankruptcy.
