I think 70% is a bit excessive but that's beyond the point, so long story short yes it might be a problem or at least it has been in my experience :)

There is lots of opportunity here, which unfortunately has attracted some dishonest (and/or incompetent) people.  

Certain investors/servicers use these platforms for short sales and many times for REO's.

Just trying to understanding the profit you can make by buying and selling a house within short periods of time 5-10 years.

While the returns can be much greater, the cheese moves much faster in the game of short-term rentals, and the knowledge and strategy required when it comes to existing and future government regulation (on the city, county, and even state levels) is hugely important as one could get put out of business at any time.

A hard money loan charges a high interest rate and is meant to be short term financing.

I tried to stay away from really small markets.Then I looked at what the average cap rate properties were selling for and chose the top 5 attractive markets from my remaining list.

In order to gain control of the property and to have a structure to attract more investors I'd like to have a record of assets that are owned by the company, which becomes difficult when the titles do not reference the company or any relationship with the company.  

Hello Ryan,I am in a similar boat, but unfortunately, unless you have huge capital reserves, it'll be hard to buy enough to offset that much income, at least in a short amount of time.
