Alternately, you could charge "pet rent" - I would do whatever is the local custom in your market.I would create a pet policy you are comfortable with. 

Are there tools that provide users the customization to analyze different markets, locations, etc. 

We're in an historic district, so the windows have to be wood, and they are 8-over-8 and 6-over-6 double hung, so custom built as well.

I have done some research with the Building/Planning Depts in the last few days and found out that we can replace the older home with a new one of like size without having to process a CUP, so that makes this deal more attractive.
