What do you think to have a kind of "index" customized by what do you want, like crime score, walk score, nearby hospitals or museums, or whatever you can find in Google Places?

@Shane Cummings Thats awesome to hear, do you have any pointers from a tenants prospective, on the best way to go about attracting students? 

From what I have seen, the ease of use of the platform seems a big positive for both tenants and landlords and I have also heard that their customer support is very responsive.

The problem I have with Podio is you do have to invest heavily in the initial customizations. 

Just had new tenant move into $1600 house and had others trying to pay $100/$200 more if I would void their lease and rent to them instead ...It depends on the type of renter you want to attract. at the $800 realm, you get a lot lower income tenant.

Currently the 4plex looks much more attractive.
