You could diversify into many at once but obviously do not get the safety of investing into perhaps hundreds, like you would in a syndicated fund.Many brokers specialize in arranging fractionalized loans, especially in higher-priced states.

@William Coet unless you are bringing significant capital or a great deal that you control a partnership arrangement in exchange for sweat equity is highly unlikely.
