I don't think the tenants view the new roof as an amenity...

Usually they have an HOA fee for all the amenities.

@Meryl McElwain how do you confirm what amenities and styles to use in the properties to maximize sale price, but not go overboard (like granite counter tops on a $100K home)?

Internet was installed for the complex that is now a free amenity for the tenants, and we also put in storage lockers into the basement that are separately rented.We didn't get to all the units because the tenants opted to stay in them and instead just pay closer to market rent.

My idea is to build it on a somewhat secluded lot, two bed, one bath, normal amenities within driving vacation distance from a major metropolitan area.  

The size of a home, its location, the home's amenities, the property manager, etc., all have bearing on the profitability of each vacation home here.The good news for you is you can look at VRBO, Airbnb and the others and get a good idea what rent you can expect in an area that you are researching.
