I would not consider a 15 year amortization and a 5 year balloon a good option because you don't know if you will even be able to refinance that in 5 years when the balloon payment is due.I think a common commercial mortgage would be 15 years fully amortized with 75% LTV at prime + 1% with a 3-5 year rate lock.

If it's different than what the seller is advertising/renting, that could be a tremendous negotiation point.I would bet there is a lot of mismanagement here, which makes me think this might be an opportunity.

Set up business page and you can advertise the rentals there and then share them to local facebook groups like "Lake Suzy Classifieds" or whatever.
