Google them, check public records, don't just call the reference numbers - google the number, check the tax assessor owner's info, google the employer and call the HR dept directly.Have tough criteria, stick to it, and verify everything exhaustively.Also, I think M2M agreements are better regarding risk, too.

Long story short it's worth negotiating for better terms with both parties, but ultimately if neither will give you anything I would accept the March 1 move-in date, get the lease signed and collect the deposit ASAP.How I'd approach the prior tenantCongratulations on having had 10-year tenants!
