I'll stop, that's already probably a giant wall of text, stuff that's been sitting on my mind for a while that I needed to get out, stuff that I should PROBABLY use to start a blog or something, but my marketing has always sucked (mortgage brokers, on average and not just myself, we all seem to REALLY suck at marketing type stuff, it's our collective biggest weakness, there are exceptions of course), so that probably will not happen.

Local real estate events, referrals, early in the morning at Home Depot, etc.

In a surprising turn of events, I received a letter from my tenants attorney yesterday morning stating they've moved out, essentially abandoning the property, and are demanding 50% of their deposit back.

We have collected 96% of all revenue as of this morning.

Today I did send the tenant a certified letter for breach of the lease terms, my plan is to continue to send them certified letters until the "crisis" is over and the courts open back up and I'll have a good amount of documentation to back up my case if it needs to go to court as a worst case scenario  It gives them power because as soon as you offer them money, you are seen as weak.

I received a call this morning telling me that they had priced the loan wrong and needed to quote me a new interest rate.
