Shortly after acquiring this 7-unit property, I ran into one of the tenant's who asked if I could replace her showerhead.

I am considering resurficing my rental garage floor with Plyurea and was wondering if this can be expensed or is this an improvement that needs to be depreciated?  

Purchase price: $145,000 Cash invested: $8,000 This 2 bedroom Condo with a garage was fully renovated by the owners before moving into a house and holding it for a rental since 2001.

I’m new to all of this but motivated to take action and make calls to whom ever so any help would be much appreciated.

They might very well still afford it. now if this is a single family than absolutely no.
