I find myself doing that for all of my clients, regardless of their location, but a local guy will likely have the upper leg on me from a local networking perspective if he's worth his salt. 

In Texas, and I imagine most other places if you call a plumber the licensed guy does the work or has to be onsite.Anyway, sorry for my tone, I have a sealed hot water heater where the pilot light keeps going out after about 5 minutes of full burner.

I have only closed one investmennt property for myself so my answer should be taken with a "pinch of salt" for what  it's worth.

The worst problem is when we had to re-seal our toilet earlier this year because water was coming out from the side under the base of the toilet, my husband found that the toilet was not properly mounted on the floor so is slightly wobbly.

So take that with a grain of salt, and to get a more accurate number, find all possible 'big ticket' repairs with cost estimates.

Is that 65k including delivery, crane and site crew for setting/sealing the boxes (parts of the home on the trailer are referred to as boxes). 

We only have 5 original interiors left to rehab and then some exterior touch ups, add some amenities and stripe/seal the parking lot, re-branding and landscaping.
