They promote their self interests without regard for rules that are in place.The problem I see with your letter is that you are conducting a real estate activity.

It is a red flag when you see that all a person has posted about is to promote a company or a product on a message board. 

Its the only reason Budweiser will spend millions next Sunday promoting the purchase of a product that we have already bought.

I could sell these assets today and BOAST of a high IRR and equity multiple not to mention receive about $1M in GP promote for doing so. 

They're promoting 3.5% interest rates... 59 reviews on Google however I can't find them on Biggerpockets or anywhere else?
