Not sure exactly what the census data will include, but if you get your hands on migration data (by neighborhood or zip code), ignore the Oakland/Shadyside areas.

I would like to know if a property that is within 0.5 miles from the subject property, exact same beds/baths, sq footage, same zip code and sold within the last 6 months but it's in a neighborhood across a major street is a good COMP.Thank you so much for your time and insights!

Hey just to clarify STR’s in Somerville are restrictive but actually not as restrictive as the code says - we were pleasantly surprised when we actually went through with it.

Most agents are using CTM e-contracts,  Docu-sign or similar electronic contract systems and it seems like the software could be coded not to disclose the buyer's name until acceptance rather easily.

With regards to the areas and zip codes i would recommend  Ballantyne in South Charlotte (28277), its a great area with the some of the best public schools in the city (Ardrey Kell high school) and a lot of people I know move to that area just so their kids can go to that school.
