Since you are using leverage inside of an IRA, some of the income will be considered Unrelated Business Taxable Income (UBTI) and therefore will be subject to UBIT (Unrelated Business Income Tax).

Depending on your current situation, and what your plans are for your next purchase, I would suggest one of two things...If you do have some experience in rentals, but not necessarily in apartment buildings (i.e. you own a few condos you're renting out vs owning a 2/3 flat) - with enough persuasion, you can find a lender to take that leap, and finance you on an entry level commercial 5-unit building.

If you're "cold calling" you ARE a telemarketer and subject to TCPA ie: $500 per violation "privacy rights" 227(c) (potentially $1500) DNC and another violation if you use a robodialer 227(b) $500 per violation (potentially $1500).
