Normally, a landlord (non-agent) would be putting up the brokerage fee to pay their listing agent to market, screen and place the tenant for them and sometimes the renter’s agent who brings the renter gets a piece and sometimes not.Any thoughts on charging a brokerage fee in this way?

All old brick has hair line crakes is normal.   99% of exterior brick cracking (and basement/foundation cracking) is due to improper or not functioning gutters and down spouts and ducting water away from the house.

this is quite typical if your getting folks that will let you list or sell their homes in this very robust sellers market your totally shooting yourself in the foot by not being a licensed agent and take those listings and make bank.. the hardest part is finding sellers your doing that.. wholesaling is a very narrow niche that your finding out that investors that buy from wholesalers are bottom feeders and flippers who need substantial discounts to market..
