I do not want to re-zone the house to sfh, at some point if I want to close the access I want to be able to. 

Have you tried STR by the room?

We have our own in Rochester, but a lot of others that we knew of kind of fizzled out.Trying to direct people to the right places!

I've learned a few lessons the hard way but I landed here while listening to "The Book on Real Estate Property Investing" by Brandon Turner.

Monthly payment comes to $917,  plus another $350 for taxes and insurance so ~$1280/month due to the seller.Using a private money lender to fund the deal, borrowing ~$130,000 @ 10% interest rate, interest only, principal + interest paid as a balloon after completion  or 12 months.House is a 3br/1ba 950sqft. near a university.

Now the expediter comes back and says no, we have to have a plan stamped that has the addition drawn on it.

From my experience, security deposit reconciliation is one of the easiest ways for landlords and property managers to end up on the wrong side of a lawsuit.
