I think some of the questions to ask a seller would be what big repairs need to be made (like roof, mechanicals, etc), but if you're at the house with the seller you can pretty much see it for yourself.

The mechanics are different, but that's at least partly driven by the need for wholesalers to avoid being an "unlicensed broker".

if you have 900 dollars on a CC, pay it off. carrying a balance on CCs far outweighs most investment mechanisms (ie if you have 1000 dollars on a cc paying 14% interest and 1000 dollars in a cd making 6% interest, how much are you making?

Yes, I have seen the mechanics and nuts and bolts with a team layout to make your dream work.Sometimes 'the mesage' in any experienced guru/coach has to be translated in a way that is unique to you and at the right time where you are ready to absorb it.

If the buildings almost need new roofs,mechanicals,etc. then most of your cash flow projection went out of the window.Your 7.5% with deferred CAPEX could become 5.5% in year 1 and 2 because of major repairs.It also depends on how long you want to hold it.
