So am locking in a 75% at 5.25% and buying a point lowering it to 4.75% fingers crossed on a great appraisal price.  

They'll sell off part of the tract but leave the strip so that they must approve of any one accessing the road or utilities since it must cross their land.

I've run my numbers and have some a couple different offers ready, but I'd like to cross check my numbers with recent comps for properties of this size in the area before I send anything along.I'm curious if there are ways that others are getting finding commercial comps?  

One thought that crossed my mind is whether I could actually rent the property from my LLC just like anyone else, but I'm unclear if this is acceptable practice...Basically, I am wondering whether coupling my consulting practice and real estate venture under the same LLC (or corporation) would provide tax benefits. 

And yes I have seen that as their preferred solution because someone built a corner of a bathroom encroaching into a City easement. 1) A new easement isn't really appropriate....you could do a "condo" type 3-D airspace lot that crosses the actual lot line....I suppose...but it really isn't the best way.

If you want to get a snapshot use datausa, if you want statistics to use to cross check validity, use the census.

im using the 4 squares method i printed off of bigger pockets, and it crossed my mind is there any "4 square methods" for any of the other real estate strategies ? 

For "as is" it just means that the seller won't make any additional repairs, in reality they will but cross that bridge when you get there.

(of course there are some things they can’t do, that might cross the line into legal advice or other things ) Showing that you’re willing to help the client dig a little deeper and think of these things might help you get a bit of credibility.
