joshua, the managed account threshold is 1,000 you're right. it depends on how your company does business. i deal with nationally managed accounts that sends any and every order through VPP. i just posted another article about a different program people can utilize to save money on kitchen/bath items and lock sets among different items, Check it out

I was thinking with a nice upgrade of kitchen, bathrooms, etc. the house could sell for more than $250k.P.S.

The only complaint I had was that they couldn't access the back yard from the kitchen.

Starting off small is ideal; cosmetic upgrades, new kitchens/baths, etc. 

The house was completely re-modeled upon purchase and in a way that made renting out the bottom seamless: 1,600 SQFT up and 1,600 SQFT bottom, BOTH having 3bd/2ba, each having FULL range kitchens, laundry rooms, living/family rooms, dining rooms, completely separate entrances (walk-out basement accessed around side yard), and bifurcated parking spots.  

Bedrooms are all upstairs and will be carpet and we will either tile the kitchen or put the wood in there too. 

I,e all kitchen tile missing, stove missing, various damages around the home.

Kitchen - tile floors, new backsplash, refinish cabinets (not planning to buy new at this point but reserving the right to change my mind depending on the condition), new counters, new hardware, new appliances, new sink and fixturesBath - tile floors and shower, new sink and cabinet, update fixturesMisc - new paint throughout, updated lighting, sand and paint front porch, new front doors, minor landscapingLower unit also needs the living room ceiling replaced.

As an example if you're looking at colonials in Boston built in the 1920's, some have been extensively renovated and others still have the original wallpaper and kitchens.
