I’m also in the “put less down” and keep some back for emergency or down payment for the next property.  

I would not keep this at negative cash flow unless I truly believed in the appreciation of the area. 

They are struggling to keep up with demand.If anything has changed, the days of investors performing cosmetic rehabs for quick $100k profits are behind us.

Look into local banks who keep their mortgages in house.

I also already expanded my driveway which will allow 7 cars to be parked now in the driveway. the bigger focus for me is just to keep refining the operations for the tenants and making the environment closer to what you have established with your properties.  

Furnished Finder has been my go-to for keeping my properties booking with travel nurses! 

So I would keep paying for inspections until and unless you feel you've gotten very good at spotting such things.

It's about whether you followed the guidelines that keep the protections in place.
