When you move to another city rent out your primary residence.

We would NOT need to order a 1007 market rent report if we had either:1st months rent and security deposit2 months of rent deposits (canceled checks)If it’s a departing residence we could only use rental income to offset monthly payment (we couldn’t use extra income if 75% of the lease was 3,000 and mortgage was only $2,500 I couldn’t give $500 of income to boost DTI unless he has moved out of the home for some time and we have 1 year of history of being a landlord (which it sounds like we do, just not sure if he’s just moving out of this home).

And, we take all of the good holidays for ourselves(memorial day, labor day, 4th, Thanksgiving, Christmas, Fish Rodeo)+  It is a great family vacation area, not like Orange beach with the endless condos, strip malls, etc. 

All I will say is that in my 63 years of being on this earth and seeing how bad divorces are , families fighting over properties , and partners in business at each others throats .

As a side note: my family owns my childhood home that sits on a lot that is zoned for multiple homes.

It will cost me and extra $200 a month for the added flood insurance but I was told it will likely double or triple in price once it is no longer a primary residence.

I have a lot of friends and family in MA and it would be great to have an agent I can send my Approved buyers. 

We have several 1-2 family rentals in a neighborhood that gets a mix of students, grads, and professionals.

If you can invest in a location where you have friends or family who can be your eyes and ears on the ground you are more likely to have a positive outcome.
