I did the math earlier this year and self-managing is saving me at least $35,000/year. 

The visionary is full of ideas, has a high level of vision where he or she wants the business to go, maybe sometime loses track of the practical nuts and bolts, and is perhaps not very detailed oriented.The integrator makes it all work.

So there are large numbers of accountants who say it's OK as long as it is documented as an arms length transaction.In this case however, it is an LLC issue.

This will be a detailed inspection of every room, ceiling, floor, plumbing, smoke/CO2 detectors, window treatments and screens, etc.

However, this year, Party City has switched up its strategy.

Is it smart to buy properties that are already move in ready and rent out immediately in an area like this as opposed to buying rehab properties? 

You simply cannot rely on Tenants to accomplish this.

I think the property would have to be incredibly unique to make this argument.
