I'm currently researching areas that would work for SFH rentals.One thing I've been doing is looking up deals online (mostly REO/fixer uppers) and then making fake Craigslist ads advertising the property to see what sort of response I get and what rental rates people seem open to.

So the seller and I discussed a few options if I cant get a loan.. 1) lease option - I 'rent' for 6 months or so, until taxes are done next year, and attempt to buy it again at that point assuming since my taxes are now done/documented I can get a loan2) seller financing (this is what I would like the most advice on) - the seller does not own his house outright, he has a mortgage.

Just as you did not understand what Jason Bourg said there are people in this world who do not understand financial documents thus they rely on the brokers and lenders to explain it to them.

You already know the hit your credit will take and as David said be prepared for a forensic audit of your loan application and supporting documentation.
