Look for either no HOA or a well run HOA.We're out in Denver and have done quite well with Townhomes. 

We buy all of our appliances from an appliance store called Appliance Factory here in Denver.  

Comparing the list Denver on that site to what I get for my rentals, what people I know who are renting (in nicer areas) are paying, and what I know others are getting, those rents in the list seem very high to me.

My job transferred me to Dallas, and after renting out my home in Denver, I soon realized I could earn positive cash flow through a buy and hold strategy.I am in the process of researching the real estate marketing the Dallas area in order to convert my two properties in Denver into real estate investments in the Dallas market.

Within 3-4 hours of Denver is a huge plus, but not opposed to something far like Grand Junction.
