I think this is a bit less risky than purchasing a beat up house with the goal of rehabbing and getting it rented out from a distance.

I am exploring other options of partnering & owner financing through a private cash buyer, etc. but my goal here would be to use the equity I have in my single family to purchase an owner occupied multi.

I have now decided that I want to do direct mail marketing in order to generate deals that I can buy and hold via seller finance,  or lease option,  or wholesale,  to raise capital for my buy and hold goals.
