We just signed a 63 unit two weeks ago and have signed on a 67 unit this past Friday.

If I can collaborate with someone at any point in time day or night, I personally just can't pass on any opportunity that comes my way.

Hello Tax pros,I am planning on executing a 1031 Exchange (simple one - no boot, same owner, etc.) using IPX 1031 sometime over next couple of months  (already had call with IPX) and had a question relating to my taxes on the potential upcoming transaction.  

With so many "experts" on Section 8 pushing courses out there right now I was tempted to get into Section 8 rentals.

Also in your area that is a little rural if its well and septic makes sure those are checked by professionalsif it has city sewer make sure you do a sewer scope on the line running to the street.. and of course make sure roof is good etc etc.and for sure you can offer what you want to pay.. they may not accept it but its up to you.also ask title company to give you current owner.. and if you want simply make a back up offer in cases the wholesaler cant close this happens a lot and you get a better deal.

Typically 75% of max occupancy is our standard occupancy and then $10-30 per person per day extra (depending on unit price point) up to max occupancy. 

You should have sent a notice to quit on August 13th, but what are their lease statuses?

I've been here since 2007 (but only started investing in SFH recently) and have definitely noticed that when I see a duplex, tri, quad, 8+ they all seem to be in rougher neighborhoods...that being said, I myself definitely want to find some and may end up relying on off-market deals to find what I want.Let me know if you learn anything new about multifamily here in Memphis, I'd love to understand it more as well!
