Hey everyone,Getting started with some small multi family properties and after listening to many podcasts and reading around on here it seems one of the biggest issues with being a landlord is retaining high quality tenants. 

What is your biggest concern being so close?

Normally, I create a range from high to low ARV and consider each potential scenario before closing.Also consider: while I appreciate you putting thought into this as I have spent many hours analyzing props, the biggest challenge (at least in South Florida, could be different elsewhere) is finding, financing, and executing, not calculating the ARV.

The biggest expense to the association are water and sewer dues.

And the biggest of the requirements is that you cannot have actual or constructive receipt of the funds.  

The biggest challenge is I am on the other side of the world, so property inspections are impossible.

The biggest downside is that the servicing fee ($15ish per month) eats into the payment you're receiving and has a bigger impact on those small notes.Good plan though.

Hey @Matthew SuttonHaving managed contracting firms before, the biggest piece of advice I can give you is: do your homework.

The biggest issue was his 2 year old child had recently tested with elevated lead levels.

From everything that I’ve heard and seen, the biggest mistake made by inexperienced wholesalers and investors is inaccurately calculating the ARV and repair costs on properties.
