As for your question about CoC, first let me say that it's not my favorite metric for analyzing rentals because it's going to change every year depending on expenses, rent increases, etc and it doesn't include one of the most powerful types of return - equity built up by tenants paying off your mortgage (although in this case that doesn't apply).
