I heard an investor say that his criteria for investments are 1) has a university 2) strong employment center 3) capital or county seat. 

The University just laid off 170 employees due to lack of state funding and enrollment numbers are also at an all time low.  

I continued on to finish my degree from Colorado State University in Natural Resource Recreation and Tourism.

The house is located less than half a mile from the university campus in a neighborhood that is rough around the edges but is seeing some signs of growth.
