Hard money loans were just too expensive (average 12% and up), refinance/cash out changed my underlying asset and messed up my cash flow, banks wouldn't do a HELOC on a rental property, and I am still too new in this business to attract this elusive private money I keep hearing about, so I felt stuck.

Here you're going to get the best rates of return in C class, and won't even get close to good schools until you're in A class where rates of return aren't as attractive.

You wouldn't necessarily have to give up any equity this way, and could give them an attractive interest rate that'd be more enticing than potential returns in the stock market, if there money was sitting there.Best of luck!

I could have lost good tenants if I couldn't have gotten her out quickly.To further make a lease less attractive, in Ohio, if a tenant breaks a lease you can only collect actual losses, so if a tenant leaves five months early and you rent in three days you can only collect 3 days rent as losses (unless you have like a 60 day buy-out clause which is what many of the big places do but only works if your tenants are not too poor to pay it -- then all you get is a worthless judgement).

Here the social-economic system is totally different ( high tax rates and unstable Banking system etc.) from US but the opportunities remain attractive for a real estate investor!
