The DFW city fathers approved it & it sold fast.  

In September, I found my self out of a job as they downsized (owners are ready to get out I believe, still on good terms with them) and I had to make a decision, fast. 

Google things like "we buy houses" & "sell house fast".

Comps from that same neighborhood show houses on the market sold from 2 weeks to 2 mo so I have no doubt it will sell fast.

I would also probably take some capital and put a down payment on a four plex and hopefully (after fast forwarding a few years), I can quit my day job.

I have my attorney do a fast search either before I offer or before I accept a counter (as my offers usually suck:) ) and certainly before I lay out any other money on things.  

I started off with Bandit Signs, but they get taken down too fast, and the quality of leads i did get were not all that great.

Mine is at least $300/month)2 - You have something to do with that cash from the refi...that doesn't include spending it.3 - You reinvest (this isn't spending it) the cash out from the refi into your next house.If all three conditions are not met, then I wouldn't do it....until all three are met, then I couldn't do it fast enough.Joe V
