I'm considering purchasing a property that could be used for events and corporate or lifestyle retreats (yoga, relationship coaching, team building, executive getaways, maybe weddings) so it may be a little off the beaten bath but could also be used as a nightly rental or a monthly rental.

(I asked this to me lender)Yet, it is possible for you to get a conventional loan for 5% down payment if the underwriter thinks or assumes the house in Colorado would be a "retreat" (or second home) for you; but this is hard to pull because you will be getting it with the intention to rent.

Well, I'm not an HVAC expert, but I do like the mini's, I would think the electrical system could be sufficiently fused and backed up to protect the electronics, I've not had an issue but haven't really used mine too much either ( a cabin retreat).
